Post-Processing Tips for Real Estate Photography

A successful real estate business can get you a lot of money. Besides having a smart business plan and great communication skills, real estate agents must prepare high-quality images. No matter how affordable your property is or how good is your communication, you’ll never get a “deal” if you provide low-quality images.

Land and house properties are great investments. Thus, real estate businesses must also invest in good quality images to sell properties. Here are some photo editing tips for your real estate business.

Real Estate Should be Natural 

This is the most important rule in editing any type of real estate photography. Nowadays, people are more inclined to raw, natural-looking photos than highly-photoshopped ones. Every real estate business’ goal is to sell the property. And to do this, your images must look believable.

Even Out the Light

Shooting for interiors and exteriors might leave you shadows and uneven lighting. Correct the lighting by adjusting shadows, blacks, whites, and highlights on Photoshop or Lightroom. Make sure that you don’t overdo the process, or your real estate images will look unrealistic. 

Perform Color Correction

Color correction is one of the basic and essential steps in real estate post-production. This technique can be easily done on Lightroom and Photoshop. You may adjust the saturation, tint, and hue depending on your photo. Make sure to keep your real estate images neutral and realistic.

HDR

If you want to increase your image’s luminosity, HDR is the perfect technique that you can apply. You can create HDR images by having a shot in different bracketed images. Then, merge the photos and adjust the highlights and shadows.

Straighten the Lines

Lines should be carefully captured when shooting real estate properties. You need to make sure they’re aligned and not bent. When you haven’t shot the lines properly, you can straighten them through the Free Transform tool in Photoshop. Just select the entire image and drag the corners that need an alignment.

Adjust Clarity

There’s nothing more attractive and persuading than a clear, crisp real estate photo. Color correction, light adjustment, and HDR effects will be useless if your photo is blurry. Hence, you must always add this step to your post-processing. While adjusting the clarity, you may also adjust the image sharpness and add more depth to your image.

Lens Correction

Even the most expensive lenses can have optical issues when not set properly. Luckily, Adobe Photoshop provides a Lens Correction tool that you can easily click and apply to your photo. This tool can fix distortion, defocus, lens flare, loss of contrast, and other lens faults. After selecting Lens Correction, you can enable Profile Corrections then remove color aberration.

Use Image Processor

An image processor is basically a resizing tool. Its key feature is you can resize real estate images in batches. Resizing images one-by-one can cause you a lot of delays; hence, using the image processor in Photoshop can save you time. Make sure you include the ICC profile when you resize photos. 

Do Composites

Composite is another term for blending and merging. It’s an effective technique for merging different photos and creating a single, seamless image. Composites are mostly applicable if you want to blend ambient shots and flashes into a single photo.

Clean Up the Image with Cloning

Cloning allows you to remove unwanted objects in your real estate photo. Just click the Clone Stamp in Photoshop on the object you want to remove. These might include electrical wires, wall stains, or people surrounding the house.
