This is a complete real estate photography guide checklist for photographers who are going to take photos of their clients properties. Here are the list of things you need to prepare:

  • Use Tripod for stability
  • Bring more than one flash
  • Backup Batteries

Removal of Main Items

  • Personal Items
  • Shoes, Clothes
  • Animal Toys, Bedding, Bowls
  • Food
  • Magazines
  • Video Games
  • Remove Cat or Dog in the Area

Windows

  • Arrange Curtains in the windows
  • Must be clear of any stains and blemishes
  • Outside of the window should be visible

Floors

  • Floor Mats
  • Door  Mats
  • Mop
  • Cleaning Items
  • Clean Stains or Blemishes in Floor Tiles if possible

Electronics, Lights, Fans and Wires

  • TV must be turned off
  • Laptops and Computers
  • Hide Electrical Wires or Arrange
  • Remove faulty bulbs
  • Turn on all lights
  • Turn off all Fans

Furniture Arrangement and Clean Up

  • Arrange or Align Furniture
  • Aquarium must be cleaned
  • Tables and Chairs must be clean

Bathroom

  • Remove all personal items inside
  • Soaps, Shampoo and Conditioner
  • Shaving Creams or Cans
  • Tissues
  • Clean Mirror free of Streaks
  • Remove Floor Mats
  • Neatly setup shower curtain
  • Avoid camera flashes in mirrors
  • Clean Mirrors and Glass Surfaces
  • Put down toilet lids.
  • Remove towels
  • Hide any toiletries that are in the shower or bath, as well as on the counter.

Kitchen

  • Clean and remove unnecessary objects in the fridge. This includes magnets, business cards, photos.
  • Clear and wipe off the counters.
  • Hide dish soaps, sponges and paper towels.
  • Dining table must be clean.

Clear

  • TV Remotes
  • Video Game Equipment
  • DVDs
  • Any Visible Electrical Cords
  • Books
  • Magazines & Additional Clutter
  • Pedestal Fans

Swimming Pool (Remove these Items)

  • Children Toys
  • Inflatables
  • Leaves
  • Cleaning Equipment
  • Tables and Chairs must be arranged neatly
  • Pool Slide or Board must be clear of items

Lawn or Garden

  • Remove Garden Materials, Tools, Fertilizer
  • Remove fallen leaves or rake them aside
  • Arrange Tumbled Plant Boxes

Car Park

  • Remove Car
  • Remove Tools or Equipment
  • Clean Up Dirt

Guidelines for Saving Images

  • Acceptable File Type: DNG, TIFF, CR2, PSD, JPG
  • Resolution: Must be 300px Higher
  • Size: Must be 1,000px Higher
  • Lenses: Wide Angle Lens and Full frame Camera
  • Shooting Schedules: Book a shoot on a sunny day and 45 degree angle of the sun
  • Window Exposure: Shoot Multiple exposures to get the visibility of the out
